What "payback" really means
A property at $250 average nightly rate and 50% occupancy earns ~$45,750/yr. A hot tub adding a conservative 10% net lift ≈ $4,575; after ~$1,500/yr to operate, ~$3,075 net. At $7,000 installed that's a ~2.3-year payback. A $50,000 pool at a 20% lift adds ~$9,150, but after ~$6,000/yr operating leaves ~$3,150 → a ~16-year payback before financing and insurance. Same "premium," very different investment.

Why Game Rooms Still Matter
Game rooms don't appear among Airbnb's top searched amenities because they're usually a collection of features—not a single universal search filter. Their value comes later in the booking journey, when guests compare listing photos, titles and the overall experience.
For family cabins and larger group rentals, a well-designed game room can be a powerful differentiator. Pool tables, arcade games, foosball, shuffleboard, gaming consoles and comfortable seating give guests something to enjoy during evenings and bad weather. They also photograph well and help position the cabin as a destination—not simply a place to sleep.

Approximately $2,000–$5,000 for a strong mid-level setup.
Potentially high when existing underused space is converted. ROI is less attractive if the game room replaces a bedroom, reduces sleeping capacity or requires major construction.
Treat a game room as a listing and conversion feature rather than a must-have amenity. Its effectiveness depends heavily on the target guest, property size, presentation and local competition.
